The Building Process
In an effort to encourage clear communication, JPS has developed an outline of the building process. We hope that this outline will provide you with a solid understanding of what is involved in the planning process, services JPS can provide, and what is required of you during the development of your plans.
The First Step
The first step to building is developing the plans. We ask you to allow yourself time to develop a list of your needs and concerns before or during our planning process.
Preparation is Key
The pace of process will depend on how well prepared you are for the first meeting. Bring the following to your initial appointment.
1.) Survey or lot size
2.) Pictures, sketches, list of notes identifying needs/wants, and an established, realistic time guideline.
The Initial Consultation
During our first meeting, we’ll discuss realistic building cost, home requirements, time frame to prepare your plans and estimated plan cost.
Preliminary Plan
A ‘preliminary’ is defined as a scaled floor plan to illustrate actual square footage, room sizes, house length and width. It is also a basic format which incorporates items discussed our first meeting.
Fine Tuning Your Plans
The second meeting will ‘fine tune’ the preliminary plan. Together, we’ll determine whether to reduce or enlarge the size based on budget and site considerations.
Time Line
A set of home plans can take anywhere from one week to eight months to develop. The speed of completion depends on your decisiveness, time guidelines and our previous commitments to other customers.
Your Financial Commitment
At this meeting JPS will secure a deposit of no less than 50% of total estimated cost. Balance due is required upon completion of plans. Changes are billed accordingly.
